Testa Produce Facility Expansion, Former Chicago Stockyards, Chicago, Illinois

Chastain & Associates was retained as a subconsultant to provide land surveying services for the planned expansion of Testa Produce, Inc. Testa, an independent wholesale produce distributor, wanted an environmentally conscious building that would last generations, reduce utility costs and be the first in this field with a LEED Platinum certified building. The new 91,000 square foot facility, designed by Summit Design and Build, is located on a Brownfield site in the historical Back of the Yards Neighborhood in Chicago's Stockyards Corridor near 45th and Racine.

Chastain performed land surveys of various parcels not having an existing property line description (remnant parcels). Our work included determining the right-of-way, area calculations, carve out of new parcels, preparation of various plats of survey, and preparation of plats for the real estate tax divisions. These series of surveys were necessary for the transfer of land title from these abandoned railroads for Testa's new facility on this 13 acre site. Prior to breaking ground, the land underwent numerous tests to verify that all contaminants were eliminated from the site. Chastain then performed a topographic, boundary and ALTA surveys, created easements for utilities, and performed as-built surveys for the construction of the new LEED Platinum certified facility/warehouse.

This project was completed in 2010, and will be awarded ENR Midwest Best Projects of 2011 in the Green Building category on December 6, 2011 during their awards luncheon. Total construction cost was $30 million.

 

UPRR CREATE B-2 Project, Cook County, Illinois


Chastain provided land survey services for approximately 11,500 lineal feet of the Union Pacific Railroad right-of-way, southerly bypass of the Proviso Yard, from I-294 to a point approximately 1,300 feet east of Mannheim Road. Additional right-of-way is required for the proposed Union Pacific third mainline, improvements and relocation of the METRA UP-W Berkeley and Bellwood Stations, and proposed flyover connection with the Indiana Harbor Belt Railroad. Work included determining the existing right-of-way, determining the proposed right-of-way, descriptions for the right-of-way acquisitions, topographic survey of all existing improvements, preparation of several parcel surveys and plats, preparation of accurate strip map, and research of land records.



C. S. X. - Canadian National Connector, Summit Illinois


Chastain provided land survey services for the proposed land acquisition, track location and utility relocation in Summit, Illinois. Work included determining the existing and proposed right of way, topographic surveys, property acquisition plats and descriptions, and surveys related to accurate location of underground utilities.



Canadian National Glenn Yard, Clearing Industrial District, Stickney, Illinois


Chastain provided land survey services in connection with environmental remediation and new construction projects. Work included documenting the location of various monitoring wells, as-built surveys, existing utility surveys, and surveys for construction permits.
